Design stages

PRE-PROJECT RESEARCH (WILL WE WORK TOGETHER?)

- Architectural measurements and drafting of the spaces as they are;
- Different variations of functional layouts and zoning
- Moodboards with references of possible interventions;
- Preliminary estimation of possible interventions;
- Preliminary estimation of furniture to buy or produce.

The following decisions are made during this phase
- Target budget and range of the project
- Choice of designer and project commission

IDEAS DESIGN

- Floor Plan;
- Reflected Ceiling Plan;
- Interior Wall Elevations (views);
- Visualizations;

In this phase, the following decisions are to be made:
- Final Layout - location and type of all existing and new furniture;
- Type, material and color of all interior finishes (floor, walls, ceiling);
- Type, material and quantity of all furniture pieces that are to be purchased and manufactured;
- Type, material and position of the necessary blinds and decorative elements;
- Type and location of the required lighting fixtures, heating and cooling units.

TECHNICAL DESIGN

WORKING DESIGN (HOW WILL THE PROJECT BE REALIZED?)

- Drawings of the necessary changes in the existing installations (EL, WSS, HVAC);
- Projects for furniture and lighting fixtures;
- Details and mounting plans for interior finishes;
- Specifications for collecting offers for construction and repair works, changes in installations, interior finishes, window blinds, lighting fixtures, furniture, air conditioning, heating, ventilation system (where applicable)

In this phase the following decisions are to be made:
- What systems will be used;
- What changes will be made in the existing installations;
- Final choice of type, color and raster of interior finishes;
- Final selection of furniture for purchase and production;
- Estimated price valuation of the intervention.

PROJECT MANAGEMENT (WHO WILL BE ASSIGNED TO YOUR PROJECT? WHEN WILL IT BE COMPLETED? HOW MUCH WILL IT COST?)

Linear scheduling of the processes: renovation, installation and delivery of materials
Collection of offers (3 per type of service)
Selection of contractors
Preparation of contracts
Communication with suppliers
Organization, coordination and supervision of fieldwork

At this stage the following decisions are taken:
Selection of contractors
Realistic (based on the collected offers) cost estimation of construction works, renovation and furniture
